The Planning and Local Land Charges department are currently working off site. The preferred method of contact is via email at dcsupport@eaststaffsbc.gov.uk.

The Council has issued more information on those businesses which must close. For businesses that wish to amend their service so that they can continue to trade, for example a restaurant may wish to offer takeaway or food delivery, they will need to email planning to let us know their intentions and ensure that they comply with their premises licence conditions.

Other ESBC services affected by Coronavirus

The Development Management team provides an optional Premium Validation Checking Service. This is a bespoke service which provides a route to give an applicant/agent feedback on whether a planning application will be accepted as valid. It will therefore reduce the time taken to get an application to a planning officer for assessment.

Details of the service

The application should be submitted to us and also advise that the premium validaton checking service is required for the submission.  The time period for checking the application for validation will begin once the correct payment has been made.

Fee Categories

Category A Major Developments

Residential development of 10 or more dwellings or New floor space or change of use of 1,000 square metres or more or where the site area is one hectare or more or Development subject to an Environmental Impact Assessment (EIA) -  £87 including VAT. A validation officer will check the application within 5 working days of submission and respond with an initial list.

Category B Minor Developments

Residential development of between 2 – 9 dwellings or where the site area is below 0.5 hectares or New floor space or change of use of less than 1,000 square metres or more or where the site area is less than one hectare - £52 including VAT. A validation officer will check the application within 3 working days of submission and respond with an initial list.

Category C Other and Householder Developments

Householder Applications, Telecommunications Development, Listed Building Consent, Advertisement Consent, Certificate of Lawfulness for Existing Development, Proposals for a single dwelling, Tree Preservation Order Consent and Tree Notice Application. - £35 including VAT. A validation officer will check the application within 3 working days of submission and respond with an initial list.

Any views or opinions expressed are given in good faith, and to the best of ability, without prejudice to the formal consideration of any planning application following statutory public consultation, the issues raised and evaluation of all available information. The service is by posting your application to us with the required validation checking fee.

You should therefore be aware that officers cannot give guarantees about the final formal decision that will be made on your planning or related applications.
