Affordable Housing

What is Affordable Housing?

Affordable housing is housing that is rented or sold at below market-rates. It comes in various forms:

  • Social rented accommodation - where the landlord is a Housing Association.
  • Shared-ownership - where you buy a percentage of a property and pay rent on the remainder.
  • Shared-equity - where you buy a percentage of a property with a mortgage and the rest of the property with a discounted loan.

If you are looking for affordable housing please see finding somewhere to live.

Developing new Affordable Housing in East Staffordshire

The Council works with Developers, Housing Associations and the Homes & Communities Agency to secure the development of new Affordable Housing.

The Council's PDF Document Housing Choice Supplementary Planning Document explains what affordable housing contribution will be sought from developers. This is based on the following evidence:

PDF Document Strategic Housing Market Assessment Conclusions

PDF Document East Staffordshire Affordable Housing Viability Study Final Report October 2010

PDF Document Developing a subregional housing strategy in the North Housing Market Area

The need for affordable housing in certain rural parishes has been assessed for the Council by Midlands Rural Housing who have carried out local housing needs surveys. The Council has asked Midlands Rural Housing to look for suitable locations for the numbers of homes that are justified, meaning existing properties (including empty properties) which could be bought as affordable housing, or sites on which affordable homes could potentially be built under Local Plan Policy H13. The Housing Choice Supplementary Planning Document explains how this evidence will be considered.
